Residential & Commercial Sealcoating Asphalt Maintenance

Frequently Asked Questions

How Long will the Job Last?

The concept of ‘last’ varies significantly among individuals. Sealcoating serves as a maintenance procedure, and the deterioration process begins immediately upon application. It is common to observe some wear within the first year, particularly during winter months. Several factors influence the durability of any sealcoating project, including the initial condition of the surface, usage levels, exposure to sunlight or shade from trees, chemical spills, water drainage, and weather conditions such as snowfall and snow removal practices. Two driveways treated on the same day with identical sealant may exhibit markedly different lifespans. While you are generally safeguarded against sealant ‘failure,’ which is uncommon, such failures are typically noticeable, as significant deterioration can occur within a few months without an obvious cause. There is no extended warranty for hot rubber crack filler, as its longevity largely depends on the width of the crack and the extent of ground movement during freeze-thaw cycles from Minnesota and Wisconsin winters.

Do You Need Sealcoating?

As asphalt ages, it transitions from a deep black hue to a lighter gray. The binder that secures the aggregate within the asphalt begins to lose its integrity, becoming brittle and deteriorating, a process referred to as raveling. This deterioration is primarily caused by the harsh ultraviolet rays that continuously bombard the exposed asphalt, leading to a weakening of the material, which in turn makes it brittle and dry, ultimately resulting in cracking. These cracks significantly contribute to water infiltration, which can erode the underlying base rock beneath both the driveway and the garage. Additionally, oil stains on a driveway not only detract from its appearance but also pose a serious threat to the structural integrity of the asphalt binder. If left untreated, these oil spots can accelerate the deterioration process. Furthermore, grass has a remarkable tendency to encroach upon the edges of driveways or parking lots; if not adequately managed, it can eventually penetrate the asphalt, leading to cracking and crumbling at the edges.

Can I request a change in schedule?

Feel free to reach out regarding any divergence in your scheduling preferences, and we will accommodate your requests to the best of our ability!

How will it look after 1 year?

After the initial winter, you can expect a moderate level of wear. Several factors influence the durability of any sealcoating project, including the existing condition of the surface, traffic levels, shade, surrounding vegetation, water drainage, the intensity of snow removal efforts, chemical spills, and additional considerations.

How often should I sealcoat?

Sealcoating serves as a maintenance procedure, and the deterioration process begins immediately upon application. To adequately safeguard your driveway, it is recommended to apply sealcoating every 2 to 3 years. While more frequent applications can enhance the aesthetic appeal, they are not essential for the purposes of protection and preservation.

What is Sealcoating?

Sealcoating is protective layer applied to asphalt surfaces to shield them from various elements such as UV rays, water, chemicals, and regular wear and tear.

Can Sealcoating extend the lifespan of my asphalt pavement?

Yes, regular Sealcoating can significantly extend the lifespan of asphalt pavement by preventing deterioration and structural damage.

Can Sealcoating be done in different weather conditions?

Sealcoating is best applied in dry weather with moderate temperatures to ensure proper adhesion and curing of the sealant.

What is the difference between sealcoating and paving?

Sealcoating is a surface treatment that protects existing asphalt lifespan, while paving involves laying down a new layer of asphalt to create or refurbish a surface that may be costly.

Why is Sealcoating important for asphalt surfaces?

Sealcoating acts as a barrier, preventing moisture penetration, reducing oxidation, enhancing aesthetics, and prolonging the life of the asphalt pavement.

How long does Sealcoating take to dry?

Sealcoating typically dries within 24 to 48 hours, but drying time may vary depending on factors like weather conditions and how shaded your surface may be from the sun.

Is Sealcoating a DIY project, or should I hire professionals?

While DIY sealcoating kids are available, hiring experienced professionals ensures proper application, quality results, and long-lasting protection.

Can Sealcoating improve the curb appeal and value of my property?

Yes, a well-maintained sealcoated asphalt surface enhances the curb appeal and adds value to residential and commercial properties.

Asphalt Sealants

Asphalt sealants serve to safeguard, maintain, and enhance the appearance of surfaces. However, they do not function as a means of repair. Damaged and failing asphalt will not be ‘fixed’ by sealant.  More extensive repairs may be needed.

Asphalt Sealants will Not:

Elevate the sunken spots, patch up the cracks, make a rough surface totally smooth, and hide any texture differences, such as those from crack filler, oil stains, and other flaws.

Brush applied Sealant may show brush strokes

The benefit of using a brush to apply sealant lies in its ability to penetrate the pores of the asphalt, thereby creating a stronger bond. Our specially designed brushes for sealcoating ensure that a consistent amount of sealant is applied through a multi-pass technique. It is important to note that some brush strokes will remain visible upon completion, with their prominence largely influenced by the existing surface texture and the weather conditions on the day of application. For a neat and meticulous finish, we typically use a small brush to carefully cut in the edges of your driveway, which may appear distinct. Over time, the differences in brush strokes and cut-in areas will blend seamlessly.

Thicker or stronger?

Although some sealants may be of lower quality due to being diluted and excessively thin, a thicker consistency does not inherently indicate superiority. Both an excellent sealant and a poor one can possess similar thickness. The effectiveness, durability, and aesthetic appeal of high-quality sealants stem from their chemical composition rather than their thickness.

Crackfiller will show

Old or new Rubber crack filler will invariably be visible through the final layer of sealant due to the smooth texture of the scraped rubber surface, which contrasts with the porous nature of the surrounding asphalt. Although the driveway may appear to be the same color post-sealcoating, the areas filled with crack filler will remain prominent because of the differing surface texture, which reflects light in a contrasting manner.
